Projects: Social buildings Dang Xa II, in Dang Xa, Gia Lam, Hanoi; Building investor: Viglacera Company Architecture designer: AG Ingo company, Singapore; Total land area 14,000m2, Construction area: 4,651m2; Constructions complex is included 04 dwelling units (V1, V2, V3, D10), V1, V2, V3 were built on No1 land, with ground yard, and D10 was built on No2 land. Ground yard is used for playing ground of children, shading trees. Dwelling unit V1 has 65 apartments, V2 and V3 have 84 apartments of each, D10 has 80 apartments; Buildings have 6 floors with first floor for parking, technical space and other public space. From 2nd floor to 6th floor, there are apartments with 45m2 to 70m2. Average price is 13.5millions/m2 for selling, much cheaper in comparison with other residential buildings in Hanoi (by half). One of emerging idea of Viglacera, which is also applied in this area, is that module apartments. The designer have chosen 06 modules of apartments to create different blocks (A1, A2, B1, B2,C1, C2) with simple structure for building easily. Viglacera is also the company who has challenged themselves with new generation of friendly environmental material and building appliances, which are also installed in the buildings such as building envelope's materials, sanitary equipments.

This project is designed in compliance with the building codes for low-income people. Green and friendly environmental materials such as non-baked bricks and water efficiency toilets are used in the whole area. Viglacera company as the investor in these buildings achieved Vietnam Architecture Association Prize for Smart Investors. NO1 residential area is one of the great samples of eco-district with passive strategies as green areas, water ponds, materials, green roof, etc. for low-income people

Climate Analysis


Hanoi has a warm humid subtropical climate with plentiful precipitation.The city experiences the typical climate of Northern Vietnam with 4 different seasons. Summer, from May until August, is characterized by hot and humid weather with abundant rainfall. September to October is fall, characterized by a decrease in temperature and precipitation. Winter, from November to January, is dry and cool.The city is usually cloudy and foggy in winter. The averages rainfall is 1,680 millimetres (66.1 in) per year and the most precipitation is from May to September. The average temperature is 23.6°C (74°F) with a mean relative humidity of 79%.The highest recorded temperature was 42.8°C (109°F) on SMay 1926 while the lowest recorded temperature was 2.7 °C (37 °F) on January 1955.

Design Approach


Architects used the module of several apartments to create different layout of plan for easily constructing. To avoid the use of air-conditioning, several passive strategies are used : shading of walls, insulation and green roofs, cross ventilation by openning first floor for ventilation to reduce heat, changing orientation according to prevailing winds, ventilation with the main door. The large and dense garden and vegetalisation of building access permit to limit heat accumulation. Buildings are on stilts to cool down the building mass. Artificial lights are reduced to accurate requirement.

The low density is the most important public-favored choice for a sustainable city with a coherent density in the qualified environment. The project provides residents a real garden and a high life quality inside Hanoi. Real trees, real views, water ponds are installed for shading and evaporate cooling. Reducing the concrete surface by weed area is to increase permeable surface. For example, more weed and trees surface helps to reduce heat island effect. Also, water ponds may cool the around temperature by 2-3°C or even more.

Several solutions for energy efficiency are considered in the building design, such as: 1 - Insulated roof with garden or technical roof 2- Non-baked brick with low U-value for better insulation 3 - Balcony as solar shading in some spaces 4 - Vegetalisation of the surroundings 5 - Water Efficient equipment 6 - Evaporated cooling 7 - Natural ventilation

Lessons Learned


Design team work in those buildings and also the whole areas of Dang Xa II.

The area was designed in friendly environmental manner. However, the investors should pay attention to the maintainance as some systems do not work well. There are still some problem with this operation because the buildings are for low-income people, so the budget for maintainance is not enough.

It is the first building for the first low-income people that considered friendly environmental issues. It was awarded by Vietnam Architecture Association for Smart Investors.
