Projects: Trung Yen Plaza, Hanoi Building investor: UDIC Architecture: Architype company; Design year: 2008 Total land area: 19,279m2; Construction ratio: 49% To optimize daylight and ventilation,three blocks of the building are located in three different directions and in Y-shape. This design is totally different from other existing buildings which normally has the shape of U or O. Therefore, the landscape and yard surrounds each block as shown in the picture. The investor applied several passive solutions for energy efficiency, especially the building envelope and building form design. The building does not face to the East and West to avoid direct sunshine.

Climate Analysis


Hanoi has a warm humid subtropical climate with plentiful precipitation.The city experiences the typical climate of Northern Vietnam with 4 different seasons. Summer, from May until August, is characterized by hot and humid weather with abundant rainfall. September to October is fall, characterized by a decrease in temperature and precipitation. Winter, from November to January, is dry and cool.The city is usually cloudy and foggy in winter. The averages rainfall is 1,680 millimetres (66.1 in) per year and the most precipitation is from May to September. The average temperature is 23.6°C (74°F) with a mean relative humidity of 79%.The highest recorded temperature was 42.8°C (109°F) on SMay 1926 while the lowest recorded temperature was 2.7 °C (37 °F) on January 1955.

Design Approach


Orientation of buildings is considered clearly, which does not face to East or west, It utilized the prevailing wind. All main functions of building face to outdoor to get daylight and ventilation with Y-shape building

The buildings were designed in Y-shape. Although this design will reduce the total floor area as well as construction ratio, it optimizes daylighting and ventilation penetrating into the buildings without mechanical systems.

To avoid the use of air-conditioning, several passive strategies are used : insulation roof, building shapes to optimize natural ventilation and daylighting in all the main function of apartments (living room, bedroom, kitchen...), reduce heat, orientation according to prevailing winds. The horizontal shading devices are also installed to reduce direct sunshine from different orientations

Special Feature

Water-efficient toilets and faucets are chosen by the apartment owners.

To avoid the use of air-conditioning, several passive strategies are used : insulation roof, building shapes to optimize natural ventilation and daylighting in all the main function of apartments (living room, bedroom, kitchen...), reduce heat, orientation according to prevailing winds. The horizontal shading devices are also installed to reduce direct sunshine from different orientations. Lessons Learned


Trung Yen Plaza in Y-shape optimizes daylighting and ventilation penetrating into all apartments. It is luxurious living space in a civilized community with full infrastructure system.

The building is located in the main street of city, however, it is far from the park, lake and does not have enough greenary space.
