Vinh Diem Trung urban area has appartments for tenants with low income, who are in supporting policy of VND 30,000 billion. The project provides integrated public services such as: Big C supermarket, Singapore International School, Polyclinic Hospital, a park, etc. These facilities have been completed to serve residental, working and entertainment demand of a typical urban area. CT7A Appartment has main fuctions as follows: 1. Campus including parks, internal path and parking 2. Ground floor: 27 shopping malls in the ground floor and parking 3. First floor: Entrance hall, 27 rooms for shopping malls in the ground floor and 10 other appartment units 4. Second floor to seventh floor: including accomodation units with 3 categories: 1 bedroom, 2 bedrooms and 3 bedrooms. Total number of appartment units of a typical floor is 29 units.

Climate Analysis

Nha Trang is a coastal city on the South Central Coast of Vietnam. It is influenced by both tropical monsoon climate and oceanic climate, so its climate is relatively temperate and rarely suffer from storm. Two main seasons are dried and rainy season, but mild winter and long dried season. The length of rainy season is short and is nearly close to winter, from September to December, accounting for 80% of rainfall of the whole year (rainfall of October and November is the most) The annual average temperature is 26.3°C and total annual average sunshining hours are 2,540 hours. The annual average relative humidity is 79.5%. The average rainfall is 1,280mm/year.


Design Approach

Facilities are integrated within walking area of Vinh Diem trung, which enhances the convenience of CT7 appartment and communication with neighboring areas. In CT7 appartment, the front park helps to ventilate, improve resident's health and communicate between residents in CT7 appartment. Besides, business stalls in the ground floor and facade helps resident to open their business and improve their income easily.

CT7 has U-shaped layout, which leaves a vacant space in front of the building in order to create wind trap from the East Sea in the dry season (summer). This space is used for park and parking. The short edge of CT7 is in the Northeast, which helps to lessen cold wind in the rainy season (although winter is short); especially CT7A is blocked from cold wind by CT7B. However, a quarter appartment unit of CT7A turns to the Southwest, which suffers sunset light.


Special Feature

Lessons Learned

Staff in-charge of design to executive and operation are employed by investor of VINACONEX-VCN Company.

Living environment is quite comfortable with public facilities. The convenient transportation in accomodation creates safe, friendly and fresh environment. However, building quality remains many concerns.

The reasonable cost of renting, the rapid construction progress and facilities meet the tenants' demand. However, these appartments have no break-through in design, material and construction structure. Only the reduction in construction cost is concerned to be suitable for low-income tenants, energy saving design for appartment units is not concerned seriously in order to reduce energy consumption cost for households on putting into operation.
